North York Driveways and What They Are Up Against
North York’s residential stock is predominantly mature, and mature driveways carry a specific set of conditions that newer properties do not. Decades of freeze-thaw cycling, root growth from established tree canopies lifting and cracking edges and surfaces, and the cumulative effect of reactive patching rather than proper maintenance have left many North York driveways in a state where the surface no longer reflects the subbase condition beneath it.
Toronto’s freeze-thaw cycling is the primary driver of ongoing deterioration. Water that infiltrates through unsealed cracks or around compromised edges freezes and expands through each winter season, widening those cracks from below and progressively compromising the subbase. The surface patching that many North York homeowners have applied over the years treats the symptom rather than the condition, and the cycle continues.
North York’s mature tree canopies create an additional challenge unique to many of the area’s established residential streets. Root systems growing beneath and around driveways in neighbourhoods like Lytton Park, Lawrence Park, and Willowdale create heaving and cracking from below that surface repair alone cannot resolve without addressing the root cause.
