Cutback Asphalt Sealers

With countless “driveway sealing companies” in the market place it is difficult to distinguish between contractors who are honest and will provide you with a good product & quality service and fly-by-night “contractors” who will ruin your asphalt by using a cutback sealer. The ”asphalt sealing contractors” using cutback sealer are looking to make a quick buck off and go on to the next house, scamming homeowners in the process. Some “contractors” cut their material with used motor oil, gasoline, diesel fuel, and even paint thinners such as varsol, which have an extremely negative effect on your pavement.

Gasoline / Diesel Fuel

When you get your driveway sealed with a gasoline or diesel fuel cut product you can expect to see discolouration, uneven coverage throughout the asphalt area sealed, in many cases when the sun reflects after a rainfall you will see a rainbow pattern (similar to when gas is spilled in water). Just like used motor oil, gas and diesel will eat away at your asphalt causing pitting and eventually pot holes.

Used Motor Oil

When you get your driveway/parking lot sealed with a used motor oil cut product you can expect to see slight brown discoulored areas throughout. Ever heard of or seen driveways that leave footprints, tire marks, and get tracked into the house, not to mention get on the kids’ hands and feet? Varsol

Varsol is a highly concentrated paint thinner commonly used to clean tar and asphalt equipment. Making this an easy product for flyer-by-night contractors to use to cut their material. You will know when a sealer has been cut with Varsol when the asphalt surface seal has an extremely high gloss shine that does not go away or dull down with time.  Asphalt surfaces sealed with varsol cut sealers are extremely slippery when wet. Acrylic-Water Based Asphalt Sealer

Acrylic (water-based sealers) are commonly found in your local hardware store. These sealers are usually applied with a squeegee or rolled on with paint rollers (can also be sprayed). Acrylic (water-based sealers) are commonly used by home owners trying to tackle the project themselves, or many driveway sealing contractors. What many property owners are unaware of is that asphalt is porous and needs to “breathe” to allow any absorbed water to evaporate. Acrylic water-based sealers are simply thick paint that adheres to the top of an asphalt surface. By applying this sealer to an asphalt surface, you are capping the asphalt and not allowing it to “breathe.” This results in damage from water being retained beneath the surface and pushing up in winter due to freezing temperatures. Another negative outcome that occurs when using an acrylic/water-based sealer is that, like most paint products, this sealer cracks and chips in hot and cold weather conditions chipping off the top layer of asphalt with it. Surface cracking eventually worsens into spider web cracking, leaving your driveway or parking lot a checkerboard of loose asphalt. Most important, some water-based sealers are known to be extremely carcinogenic and have been banned in some parts of Canada and the United States (not something you want the kids to track into your home).
